In this module we learnt about all the things related to the development of a property. We started with the characteristics of the property market and factors that affect the property investment demand. We also learnt the different methods of financial evaluation, with the most prominent method being the residual method.
We also studies the factors in property development and how a project can become obsolete. Next there is several types of market research to minimize risks of the project. Lastly we learnt about cost benefit analysis and the types of funding that can be secured for a development project.
All in all, I have learnt a lot about the developer's perspective in a construction project, and I would like to thanks Ms Tay Shir Men and Sr Soon Lam Tatt for their dedication in lecturing and guiding us in this module.
